CKD Galbraith wins exclusive management appointment for The Charlotte Square Collection

CKD Galbraith has been appointed to manage a portfolio of 19 townhouse office buildings in Charlotte Square, Edinburgh on behalf of The Charlotte Square Collection.

The win sees Scotland’s leading independent property consultants managing almost half the properties at this prestigious address in Edinburgh’s New Town.

The Charlotte Square Collection is the largest single property owner on the Square and has a vision to restore the commercial fortunes of the Georgian masterpiece.

Corran Properties Ltd, on behalf of Fordell Estates Ltd, is regenerating the properties in phases, to create first-class office accommodation designed with leading financial sector companies in mind.

In line with this, CKD Galbraith’s role as managing agents will be to provide exceptional, five star management service that meets the demands of modern commercial occupiers.

The current development phase comprises the reinvention of six substantial townhouses on the south side to create four new properties – numbers 26, 28, 30 and 31 Charlotte Square – that will connect period office space to new open-plan accommodation.

CKD Galbraith Lets Final Suite at Crichton House to National Charity

Acting on behalf of Merse Properties Ltd, CKD Galbraith has successfully let the final office suite at Crichton House in Edinburgh to national homelessness charity Crisis for their first office in Scotland.

The charity has taken the remaining west office suite, which extends to 1,131 sq ft, on the second floor of Crichton House in Edinburgh’s old town for a six-year term at a rent of £20 per sq ft.

Situated in the Holyrood area of Edinburgh, midway between the historic Royal Mile and the Scottish Parliament, Crichton House is a modern open plan office development that was acquired for the private owner by CKD Galbraith in an off-market deal for £1.62million last year.

It is also home to five fellow occupiers, including the Scottish Building Employers Federation and MacKay Hannah Ltd.

The charity has now moved three initial members of staff into their new capital office in a significant expansion north of the border. Four more staff are due to join the team later this year with plans for further staff next year.

Seb Findlay of CKD Galbraith, who were instructed to market the remaining vacant suite following the building’s acquisition, said: “It’s very satisfying to achieve a fully let building in this continuing difficult market and we’re particularly pleased to have maintained a headline rent for good covenant with this established national tenant.”

Leslie Morphy, Chief Executive of Crisis, commented that the situation of the office, close to both to the Scottish Parliament and the Old Town is an excellent location for the charity.

She said: “As the national charity for single homeless people, Crisis has been working in Edinburgh for a number of years primarily offering support to local authorities and the private rented sector. Locating the team in the excellent surroundings of Crichton House enables us to significantly expand our Crisis Skylight Edinburgh team and focus further on the campaigning and policy work that we already undertake on Scottish policy issues.”

CKD Galbraith Secures Capital Letting for Triodos Bank

CKD Galbraith, Scotland’s leading independent property consultants, has secured new rented premises for Triodos Bank’s new Edinburgh branch at 24 Hanover Street.

The ethical and sustainable bank has sub-let 989 sq ft of office space over ground floor and basement next to The Merchants’ Hall in the capital’s city centre.

The sub-lease from head tenant Kelly Services and landlord Edinburgh Merchant Company, who own The Merchants’ Hall, is for a three-year term at a rent of £40,500 per annum.

Relocating from offices at 32 Annandale Street Lane in Edinburgh, the Dutch bank’s new premises at Hanover Street are situated at the heart of the city and benefit from a main door and street frontage on Hanover Street with frontage over the adjacent Rose Street.

Local occupiers include Lloyds TSB, The Clydesdale Bank, Santander and Pizza Hut.

With branches in The Netherlands, Belgium, Spain, Germany and UK offices in Bristol, London and Edinburgh, Triodos Bank only lends to and invests in organisations that benefit people and the environment. The new office will not provide counter services but will support Triodos Bank’s expanded business banking team to continue to support social and environmental organisations in Scotland. Business clients include urbanangel cafe, Henderson’s and Out of the Blue arts and education trust.

CKD Galbraith provided a full property service to the client, including building surveying work on the deal and project co-ordination on their office refurbishment.

Hat-trick Letting as CKD Galbraith Creates Full House in Edinburgh

CKD Galbraith, one of Scotland’s leading independent property consultants, has let three office suites, totaling 1,976 sq ft and a fully let property at 23 Castle Street, Edinburgh.

The lettings were completed on behalf of landlord the Royal Edinburgh Repository and Self Aid Society.

The new tenants at the three-storey townhouse property are Applecross Creation Ltd, The Web Foundry and sole practice solicitor Damir Duheric.

Web design and marketing agency The Web Foundry have taken 728 sq ft on the first floor on a two-year lease.

They have been joined by developers Applecross Creation Ltd, taking 728 sq ft on the second floor on a 5-year lease and Damir Duheric, taking 520 sq ft on the third floor for one year.

Located between Princes Street and George Street, the city’s two main retail streets, 23 Castle Street is a mid terraced stone townhouse providing traditional, cellular office space.

Each suite is equipped with its own tea preparation facilities, WC and shower. The building also benefits from two secure parking spaces at the rear of the property on Rose Street North Lane.

CKD Galbraith Sells Prime Edinburgh Townhouse Investment

On behalf of John McGregor, independent property consultancy CKD Galbraith has sold a townhouse property at 1 Hill Street, Edinburgh to Caledon Property Group.

The former offices of McGregor Chartered Surveyors, which extend to 2,369 sq ft over four floors, was acquired for £480,000, representing a net initial yield of 7.14%.

Presiding over the north corner of Hill Street, where a number of other properties are currently on the market, the Georgian townhouse was sold with tenant Rutherford House in place.

The sale reflects a capital value of just over £200 per sq ft.

Developers and asset managers Caledon Property Group now operates from the townhouse.
