Two new businesses launch at Stirling Agricultural Centre

A tractor dealership and Vet Group are open for business at United Auctions’ expanded Stirling Agricultural Centre as the company’s standalone development is completed.

Scotland’s leading livestock auctioneers have welcomed Agricar to a brand new development, while Clyde Vet Group have opened a ground floor reception office in the main Centre.

Agricar Ltd has relocated to Stirling, having outgrown its existing premises off the A84 in Doune. Its new single storey 6,372 sq ft outlet, located on the Centre’s front paddock, affords easy access for both customers collecting parts and heavy goods vehicles delivering machinery.

The purpose-built premises have been designed to provide the ideal showroom, displaying the full range of vehicles the company supplies. Agricar’s eight members of staff have relocated with the business and the company will be recruiting as it continues to grow. Their 7th Agricar Show will be held at the Agricultural Centre on May 3rd.

In the main Centre, Unit 2A-2B is the new home of Clyde Vet Group, a bespoke farm animal service, which specialises in dairy cattle fertility, semen testing of cattle and sheep, mobile foot trimming health planning and preventative medicine. A new business for Stirling, it has expanded beyond its Lanark base to better service its clients in the area.

While there are no facilities to treat animals at the unit, it instead serves as the hub from which a dedicated team of three vets attend on-farm visits and includes a laboratory for speedy in-house sampling and a small dispensing pharmacy. It is also the base for the company’s new out of hours emergency service. Two new receptionists recruited from the local area man the hub during office hours and an official opening day for existing clients will be announced later in the year.

The Stirling Agricultural Centre is already home to a range of professional agricultural brands including Carrs Billington, CKD Galbraith, Johnston Carmichael and Ledingham Chalmers.

Work started on the development in September 2013 and was completed in March 2014.  It was project managed by CKD Galbraith and the team included MacDuff Architects, Brownriggs, Campbell of Doune with Algo as contractors.

CKD Galbraith’s commercial property division has made a senior level appointment to its commercial agency team with the recruitment of David Clarke from CBRE Global Investors in London.

Senior commercial surveyor David Clarke will be based between the offices in Edinburgh and Stirling and brings a wealth of experience in the commercial property investment field, having asset managed significant mixed portfolios across the UK.

A son of Perthshire from a farming background, David has returned to Scotland, having spent thirteen years in the London commercial investment scene with CBRE Global Investors, ING Real Estate and DTZ.

He will be an integral part of the commercial team, which has grown significantly over the last six years with teams now operating in Edinburgh, Perth and Stirling.  David will work alongside partner Richard Higgins who divides his time between Stirling and Edinburgh.

David’s commercial remit is to further develop the firm’s private client investment consultancy and help drive the expanding commercial agency reach across Scotland while his energy portfolio will include assisting on a large-scale offshore wind farm instruction and delivering specialist energy advice, including complex renewables valuation consultancy.

New tenants sought for Hebridean lifestyle opportunity on Islay

A unique opportunity to take on a thriving business on the ‘Queen of the Hebrides’ is now available as tenants are being sought to run Bridgend Post Office and General Store on the Scottish island of Islay.

After almost 40 years building the business, which generates an annual turnover of around £1.8million, current proprietor Jimmy Campbell is set to retire.

New HQ in Motherwell for call centre firm Ascensos

CKD Galbraith secures new HQ for Ascensos

Independent property consultancy CKD Galbraith has secured headquarters in Lanarkshire on behalf of newly launched contact centre firm Ascensos.

CKD Galbraith’s commercial agency division was instructed by Ascensos in January to assist the executive team in finding the right centre of operations for their new outsourcing and contact centre business.

Partner Richard Higgins led the nine-month process, which culminated in the purchase of 250 Airbles Road in Motherwell for an undisclosed sum. The two storey purpose-built premises extends to 25,750 sq ft and was previously used as a call centre.

Ascensos, which describes itself as the next generation of contact centres, was created by former beCogent executives and will become operational in January 2014, creating 600 new jobs over three years. The new company benefited from a £1.8million grant from Scottish Enterprise.

Richard Higgins said: “We worked with colleagues in our building surveying division who carried out a full building survey and advice on refurbishment options and costs to provide a comprehensive and directed service to complete the property deal for this exciting new business.

“With their ambitions for growth, we worked with Ascensos to develop a specific remit for the right building. From 20 possibilities, we shortlisted three, including the Airbles Road building, which we knew through good connections was just coming to market. An early approach to the selling agents enabled a deal to be struck and the embryonic Ascensos to accelerate their process.”

John Devlin, the company’s managing director, said: “We’re absolutely delighted with the quality of support from CKD Galbraith. We were guided through the process by Richard and the team to the nth degree and are more than satisfied with the premises. We knew we could very easily make it our own building. It’s the right configuration and location with great transport links, good catchment area for recruitment and sited on a good bit of land, making it a pleasant place to work. Importantly, it was also a good property deal for us.”

CBRE acted for the vendor in the transaction.

Edinburgh Q3 office take up at highest level since 2008

CKD Galbraith reports significant signs of improvement in the commercial office sector as Edinburgh sees its strongest quarterly uptake in office space since the start of the recession in 2008.

The independent Scottish property consultancy found that overall take up in Q3 (July to September 2013) will be in excess of 270,000 sq ft – a 225% increase on the previous quarter (at approximately 120,000 sq ft).

Significant lettings include:

West Edinburgh

  • 85,000 sq ft at 3 Lochside Avenue (whole building) to Sainsbury’s Bank
  • 33,000 sq ft to Jardine Lloyd Thompson at 7 Lochside Avenue.

Edinburgh City centre

  • 55,000 sq ft at Capital House to Bank of New York Mellon
  • 32,000 sq ft at Atria One to PwC
  • Skyscanner have taken the remaining landlord space at Quartermile One.

 

Michael Clements, marketing agent at CKD Galbraith, said: “The level of uptake this quarter has demonstrated that there is a strong demand for high quality Grade A accommodation in the Edinburgh market.

“However, these recent lettings have further eroded the supply of this type of premium office space, which is now extremely tight in the city centre.

“With little new development underway and several larger requirements in the market, it is likely that supply will tighten further in the short term, which should result in increased rental levels, reduced incentives and potentially some further pre-letting activity on other schemes in the city.”

He added: “If this trend continues, we could shortly see the Edinburgh market flip back from being a tenant’s market to a landlord’s market.”

CKD Galbraith secures hat-trick of Central Edinburgh deals

CKD Galbraith, the independent property consultancy, has seen an increase in activity for city centre office space with three deals in the capital completed within one month.

Acting on behalf of landlord J. Smart & Co. (Contractors) PLC, the Partnership has let the second floor office at Cairncross House on Edinburgh’s Union Street to Republic of Media, an independent communications planning company, on a five-year lease.

The 666 sq foot suite at the four-storey, purpose-built office building, situated in Edinburgh’s New Town within the Broughton district, has been recently refurbished.

And at Crichton House (below) in Edinburgh’s old town, the second floor mezzanine suite, which extends to approximately 650 sq ft, has been let to the Scottish Labour Party at a rent of £20 per sq ft.

CKD Galbraith acquired the modern open plan office development in 2011 for the private owner in an off-market deal for £1.62million. Other occupiers include national homeless charity Crisis and Scottish Building Employers Federation.

While at 53 George Street (pictured top), CKD Galbraith secured tenant Ellis IP, an intellectual property consultancy, in a second floor suite on behalf of landlord The Stewart Society.

The redecorated office extends to 517 sq ft and is situated in one of Scotland’s prime business locations. The space was secured on confidential terms for a three-year period.

The news follows yesterday’s announcement of the partnership’s major expansion of its rural services through a merger with Hayes Macfarlane, an established farm and estates management business based in Aberdeenshire and Perthshire.

The positions cover a range of levels, including one senior and three graduate posts, extending across the firm’s energy, rural and sporting agency divisions with half the roles in the commercial team, including building surveying.

CKD Galbraith sells rare multi-let industrial investment in Central Edinburgh for £460,000

CKD Galbraith, the Scottish independent property consultancy, has sold a rarely available industrial investment at 10-11 Royal Park Place, Edinburgh EH8 8HZ to a private individual for £460,000.

The investment deal for the small industrial estate was made on behalf of Robert Hunter & Sons and reflects a net initial yield of 10.63%.

Comprising seven units each varying in size from 438 sq ft to 1,766 sq ft, the estate extends to 7,291 sq ft.

The single storey units, which offer roller shutter access directly to Royal Park Place, are let to six tenants in local vehicle and motor trade, including Edinburgh Pedicabs.

Located in central Edinburgh, the estate is close to Meadowbank Sports Centre, Abbeyhill Industrial Estate and the Meadowbank Retail Park.

Ian Forbes, Investment Agency Associate at CKD Galbraith, said: “This type of investment rarely comes to market in Edinburgh, particularly as there is a real shortage of small lockup workshop units of this size available within Edinburgh city centre, which has resulted in proven occupier demand over a number of years. At this property in particular, management is relatively simple as tenants are contained within their own units and any vacant units have been let without the appointment of agents in recent years.

CKD Galbraith’s commercial team plans for recruitment with renewed appetite for investment in Scotland

CKD Galbraith, the Scottish independent property consultancy, has seen a marked increase in the number of investment transactions they have been involved in over the last financial year and is planning to recruit for a number of positions across the business, including commercial.

CKD Galbraith’s successful year to April 2013 saw the investment team acting on behalf of private clients, property companies and commercial property funds while properties were transacted across all major sectors – retail, office and industrial – and across the length of Scotland, from Aberdeen to Ayrshire – with one transaction in Yorkshire.

Ian Forbes, Investment Agency Associate at CKD Galbraith, said: “While we were lucky enough to complete a number of purchases, mainly for private clients, we were delighted to see a marked increase in the number of sales we were involved in, which we believe demonstrates our clients’ faith in CKD Galbraith’s ability to reach potential purchasers and get deals over the line in a very difficult market.”

In 2010, CKD Galbraith was appointed asset managers to the Dundas Commercial Property Fund II, which was due to come to an end in 2013. The investment team was subsequently instructed to find buyers for the last two properties in the fund.

July 2012 saw the sale of 4 Tannochside Drive, Tannochside Business Park, Uddingston (below), a purpose-built call centre for tenant Port@l Glasgow Ltd to a Russian-based private client of Manchester-based asset managers Equity Growth Partners for £1.95 million, reflecting a net initial yield of 17.93%.

In December 2012 the Fieldhead Development in Bradford (pictured top) sold for £4.27million to IO Investment LLP, a London-based industrial fund that is a joint venture between IO Group and Grosvenor. The price reflected a net initial yield of 11.85%.

A private Irish investor instructed CKD Galbraith to sell two Scottish-based portfolio properties, both of which are modern purpose-built retail units let to Iceland Foods Ltd on identical lease terms until 2025. The two transactions were completed as open-market deals with offers invited at closing dates.

In September 2012, the 7,000 sq ft Iceland Foods store at The Braes in Saltcoats, North Ayrshire was sold to Manchester-based property company Elstar Ltd for £849,184. While in February 2013, the 6,902 sq ft Iceland Food store on Halbeath Road, Dunfermline (below) was sold to Scottish-based property company A&I Property Management Ltd for £975,000.

Richard Higgins, Partner at CKD Galbraith, said: “Importantly, these investment deals show that our strong geographical reach, access to the right people and network of commercial properties makes us well placed to market UK commercial property investments. This year is already shaping up to be another successful one for the team, demonstrating that, despite the challenging market, there is a continuing appetite for investment in Scotland.”

In line with this, the firm’s recruitment plans are taking shape. One appointment will be for a new Investment Agent to replace Ian Forbes who will be leaving the firm mid June to focus solely on his family business interests in agriculture and property.

Ian, who joined the Partnership as a graduate in 2006, said: “It is with mixed feelings that I leave the firm after a fantastic seven years.  While I am looking forward to the future, I am extremely proud of my time at CKD Galbraith and will miss being part of such a vibrant and diverse firm.

“The firm’s involvement and presence in the commercial agency and investment markets has grown year on year throughout the downturn and I have no doubt will continue to do so. I look forward to watching the Partnership continue to thrive as the property market and wider economy finally picks up.”
