New tenants sought for Hebridean lifestyle opportunity on Islay

A unique opportunity to take on a thriving business on the ‘Queen of the Hebrides’ is now available as tenants are being sought to run Bridgend Post Office and General Store on the Scottish island of Islay.

After almost 40 years building the business, which generates an annual turnover of around £1.8million, current proprietor Jimmy Campbell is set to retire.

Islay Estates Company has instructed Scottish property consultants CKD Galbraith to seek rental offers in the region of £25,000 per annum to take over the store together with a three-bedroom cottage, freezer shop and filling station on an initial ten-year lease.

The store is located in the small hamlet of Bridgend, perfectly placed for passing trade at the centre of the island, which is home to a thriving agricultural and tourist industry and best known for its eight whisky distilleries, including Bowmore, Ardbeg and Lagavulin.

The shop, which extends to 850 sq ft of retail space and includes a Post Office counter, is extremely popular with locals and tourists with its ideal location on the main junction where the road from Port Askaig to Port Ellen meets the road to Port Charlotte and Portnahaven.

It offers sustenance to hungry travelers, clothing to protect against inclement weather and a selection of warming spirits as well as a single petrol pump and double diesel pump to help travelers on their way.

The Freezer Shop is a further retail area of around 440 sq ft adjacent to Bridgend Shop, selling freezer goods, hardware and an extensive range of garden plants.

Attached to the store is a single-storey three-bed cottage, which is formerly the home of the present occupier that is currently being used as an office with the kitchen and bathroom as facilities for staff, but can easily be reverted to provide living accommodation for a new occupier.

The future tenant will be required to negotiate with the current tenant over the purchase of existing stock. In addition, they will need to be licensed to take over the Post Office business and to sell alcohol.
